Investing in real estate builds your wealth slowly and securely over time. Real estate also provides a consistent income through rentals. Unfortunately, real estate investing, if ill-timed, can have a bad outcome. Though there are several ups and downs in this business, it is generally considered a profitable business venture as long as you know the ins and outs of investing wisely in real estate.
Iowa Home Builders
A major benefit of real estate is that it is generally linked with inflation. The value of a property adjusts upward with inflation, resulting in a mortgage that remains stable on a property whose value is rising.
Moreover, when inflation rises, rents also go up In this way, the investor receives more income from rent while a fixed rate mortgage remains same whether the economy is struggling or thriving. As such, you will find it increasingly easier to pay off the mortgage on a rental property as income levels rise without a similar increase in mortgage payments.
Banks are generally quite willing to loan money to those wishing to purchase real property for the purpose of an investment. If you do not have enough funds to purchase a house, taking out a loan to pay for the property is a worthwhile risk. Paying cash for the property will bring you a lot more money in the long run than you would make with a loan. By self-financing your acquisition, you can avoid Private Mortgage Insurance (PMI) and high interest on mortgages. If you do not have the cash to buy the property outright, you can at least avoid paying PMI by putting 20% down.
When real estate is experiencing a boom, many people turn investors, only to be caught in a peak that rapidly gives way to a financial slump. Never buy when the market is at its peak. Wait a while to buy if the real estate has been climbing at an artificial rate. This is usually caused by overactive investors and cannot be supported by the market for long. Wait until the prices return to a more realistic value which the market can sustain. When the market levels out, you will have numerous affordable properties to choose from, properties which previously would have cost you substantially more.
You can experience success in the real estate market, but only by making wise investment choices, not speculative buying decisions. Speculating occurs when a person purchases real estate in hopes that it will go up in value but has nothing to indicate that it will. On the other hand, buying property that is located within a new estate that is closely linked to the citys transportation system is a shrewd investment move based on logical thinking. Instead of being a wishful thinker or acting out of desperation, use foresight and planning to make reasonable, business-like purchase decisions.
Real estate investment is an attractive option. There will always be a use and demand for real properties. By taking the time to analyze your options, you can turn your real estate investments into significant profits. By making an informed decision using good business sense rather than giving in to emotional purchases, you may find financial security in real estate investment.

All Critics (108) | Top Critics (36) | Fresh (108) | Rotten (1) | DVD (2)
Very few movies capture as convincingly as A Separation does the ways in which seemingly honorable decisions can lead to interpersonal conflict -- even disaster.
To say the piercing Iranian film A Separation is about divorce is a bit like saying The Wizard of Oz is about a pair of slippers.
"A Separation" moves beyond one couple's sundering marriage to reveal growing rifts between generations, ideologies, religious mind-sets, genders and classes in contemporary Iran.
"A Separation" is a great movie, a look inside a world so foreign that it might as well be another planet, yet so universal that its observations are painfully familiar to anyone, anywhere.
Asghar Farhadi's emotionally epic movie is not just a masterpiece dramatically, it is a movie dramatically of its moment.
It's small. It's real. And it's deeply moving.
What is a sin? What is right? When is it okay to lie? All these questions swirl in a movie that might possibly be the best foreign language film at this year's Academy Awards.
"A Separation" is a plaintive fable of the human condition that unites us.
One of the year's best reveals life in Iran
A tragically familiar family drama whose heartbreaking "for want of a nail" sequence of events spirals out of control at an intimate and individual level.
A Separation shows the human struggle for respect and a better life. It's a struggle rife with human frailty. Asghar Farhadi is a sly writer and director, and leaves us with questions that are provocative and elusive.
Smart, provocative, and brimming with ungovernable human emotions.
A meandering, nerve-wracking, ultimately worthwhile tour of contemporary Iranian urban life.
Above all, Farhadi?s parable teaches that a rush to judgment inevitably turns back on the judge.
It's a portrait of an essential and sympathetic human dilemma, and in that it's both real and timeless in ways that transcend borders, cultures and languages.
Is it possible, the movie asks, that children, with their belief in absolutes, have purer moral compasses than their forced-to-compromise parents?
Partly a courtroom drama, partly a political satire and partly a twisty thriller that gradually draws you in and becomes more engrossing with each new revelation.
Expectedly, the volatility is penetrating, but the feature is methodical, stewing in every last moment of unease and contemplation, stretching to a point where Farhadi is practically lapping himself.
A quietly lacerating portrait of familial discord that morphs into a wider portrait of society and law...While the setting might be foreign, its concerns are universal.
Ambiguous and enigmatic, it revolves around the termination of a marriage in contemporary Tehran.
Farhadi's carefully wrought narrative and the ways it handles the fragile emotions of its characters truly sets it apart, not only from contemporary Iranian cinema but world cinema in general.

The Throne will kick off a 12-show European tour beginning May 20 in London.

Jay-Z and Kanye West are about to get the people going again — this time overseas.
International Hov and Martin Louis the King Jr. are taking their fan-favorite and critically acclaimed tour to Europe, where they recorded significant portions of their groundbreaking Watch the Throne LP.
The 12-show run kicks off May 20 at the O2 Arena in London and runs through Switzerland, Norway, Germany and Belgium, ending on June 13. As far as when Jay and 'Ye will be bringing their ubiquitous hit "N---as in Paris" to its point of inspiration, the duo will be holding down two shows on June 1 and June 2 at Paris Bercy.
Jay and Kanye kicked off their WTT tour in October in Atlanta at the Phillips Arena. Noted for its unique set design with two rising pillars, the North American run of the tour found Hov and Yeezy bouncing off of each other perfectly, performing songs from both the Throne album and their individual catalogs. It was a gaudy display of hits that usually ended with the infectious "N---as in Paris" being performed multiple times — a record-breaking 11 times during their Vancouver stop.
The Throne 2012 European tour dates:
»5/20 London @ O2 Arena
»5/24 Switzerland @ Zurich Hallenstadion
»5/26 Denmark @ Herning Arena
»5/28 Norway @ Oslo Telenor Arena
»5/29 Sweden @ Stockholm Globe Arena

By Ploy Bunluesilp , NBC News
Ploy Bunluesilp is the NBC News Bureau Producer in Bangkok. She has reported from Myanmar five times since 2006. She was most recently on assignment in Yangon, Myanmar?s commercial capital, in early December for U.S. Secretary of State Hillary Clinton?s meeting with pro-democracy icon Aung San Suu Kyi.
YANGON, Myanmar ??A thumping rock and hip hop beat, entranced teenagers clutching beer cans, hundreds of people smiling happily ? it sure wasn't the Myanmar I am used to.
I've had plenty of memorable experiences in Myanmar, most of them unpleasant. I've been kicked out of the country by officials not once, but twice.
?
During all of my previous trips, most people I met were terrified to talk, fearing they could be jailed just for speaking to a journalist. Even the guide who took me to the barricaded house where pro-democracy leader Aung San Suu Kyi was imprisoned begged me not to take photographs, saying it could put him in danger.
So it was wonderful to be able to move freely around Yangon during my last visit, and to find optimistic people unafraid to talk. That alone showed me how profoundly things have changed already.
?
This time I was there on Dec. 2, 2011,? the same day U.S. Secretary of State Hillary Clinton met with Suu Kyi. I went to a huge rock concert, and I had a lot of fun.
Rocking out of a rut
Myanmar has stagnated for decades under the oppressive rule of a paranoid military dictatorship, but over the past year the country has suddenly started to make progress toward greater democracy and freedom of expression ? and more tolerance of rock and hip hop.
So I found myself at a nearly-sold-out concert at an indoor stadium in Yangon. Burmese stars belted out rock and hip hop tunes to an audience of girls in tight skirts and young men in skinny jeans, instead of the traditional sarongs usually worn in the country.
The music was full of energy, and got me moving, but there was little boisterous enthusiasm and dancing among the audience ? most stayed seated, tapping their feet and nodding their heads to the music.
They were mostly rich kids, teenagers who arrived at the stadium in expensive cars while poor children in tattered clothes collected garbage around the stadium.
?Only rich or middle class people can afford to buy a ticket as you have to spend at least 50 kyats ($7),? a Burmese friend told me. That would be cheap for a concert in most countries, but Myanmar remains mired in poverty and most people earn just a few dollars a day.
There were still plenty of reminders of the old repressive Myanmar: the atmosphere at the concert was not helped by the presence of several stern-looking armed guards.
Singing for change
Backstage the celebrity musicians were hanging out before the concert started, and I met the hip hop group ACID in their room. Their first album, also Myanmar?s first hip hop album, was the country?s best seller in 2000.? But their non-traditional style, lack of deference for authority and controversial lyrics about the hardships of life in Myanmar eventually got them in trouble.
??Our music was new to people. The government doesn?t like us because we did not follow the traditional style,? said Anegga, a 32-year-old ACID band member who goes by one name.
Two of the band's members were arrested in 2008 for allegedly illegal political activities. One of them, Zayar Thaw, 32, was dressed in shorts, a tee-shirt, a baseball cap and his arms were covered with tattoos ? not exactly the traditional Myanmar ideal of a quiet, well-behaved young man.??
?
He was released from prison in May, and told me he still has to watch his words. ?I have to be careful about saying things now, Big Brother is watching.??
But now, the band is back together and ACID is performing again. They are among more than 50 musicians and singers who have pledged their support for the election campaign of Suu Kyi, who has been released after years of house arrest and is now running for a seat in parliament.?
Suu Kyi's musical supporters are producing a special album, with songs designed to raise awareness about politics and encourage people to stand up for their rights. One of the songs contributed by ACID asks: ?How can I talk, How can I see, If you close my eyes and ears??
The musicians hope their songs can help push the boundaries and educate people in their country after 49 years of censorship and military rule.
?Everything for Aung San Suu Kyi, we love to do it for her. We love her,? said female pop singer Than That Win.
After elections in November 2010, which were widely condemned as rigged, Myanmar's ruling generals exchanged their uniforms for civilian suits ? but few expected much to change.
Then beginning in October of this year, the government introduced a series of dizzying changes: The new government led by a former general, Thein Sein, eased censorship, released political prisoners, introduced a limited right to strike and protest, and started a dialogue with the Suu Kyi.
The United States has shown its support for the political reforms ? Clinton was in town when the concert was held, to see the progress for herself.
Like many Burmese, the musicians worry that the recent changes could be a false dawn. They are optimistic, but still wary.
??This is the beginning of change in the country," Anegga told me. "We hope nobody will be arrested this time.????

Contemporary lighting
Ever since the beginning of civilization, mankind has been using lighting for its benefit. ?Since the invention of light bulb in 17th century, there has been no looking back. With the advent of newer technologies, lighting has been taken to a new height. Now the sole purpose for lighting is not only illumination, it is also used for aesthetically decorating a given area. To highlight a given area or to change the mood of said corner lighting is used. If someone wants to impart a new look to their house, lighting is the easiest option and may be the cheapest in comparison to changing furniture or getting new d?cor.
Contemporary lighting epitomizes the restrained classiness of the current trend. Clean geometric outlines, sleek lines and modern materials mark contemporary style of lighting. The neatness and the classic simplicity of contemporary style make it a desirable option with consumers. There is a huge market and hence a wide range of products for contemporary lighting right from the pendant light to table lights, wall lights to floor lights are available.
Contemporary light fixtures imparts a very soft touch to the space as well as creates a lot of space. It is technology combined with elegance. There are a number of suppliers of contemporary lighting offering a huge range of line for different styles. And a lot of them market their products through internet. There are websites dedicated to these kinds of lighting. Since there numerous options, one is bound to get confused as to what to select. ?Hope the given tips help the consumers in narrowing down their options.
First comes the style. There have been newer and newer types of contemporary lighting introduced in market on a daily basis with different materials used to make these designs. It makes the choice all the more difficult. So the general rule to be followed is to go for simple elegant designs where one has less chance to go wrong. Also bigger design consumes more electricity. So it would be wise to keep it simple.Second is the size of the fitting. The size of the lighting fitting should be proportionate to the size of the room. Too big a lighting for a small room will not only look out of place, it will keep the room unnecessarily hotter and vice versa would diminish the purpose of lighting.
Third is the color of the fitting. Undoubtedly contemporary lighting should compliment the color and the theme of the room. Apart from ones own idea it would be good to take advices of others while going for the color. In addition to these durability of the fitting should be checked properly. Consumers should not loose out after heavy investment. Ideally well known brands offer quality products which last for years. Summing up there is a beautiful contemporary lighting for every mood and need. So go and mould your room according to your taste with endless options from contemporary lighting. Be it indoor or outdoor lighting, you can carry your style with these lightings.

Hi all, Have a problem where the end bay of my garage floods. I have a drain along the front though it is not big enough to handle heavy rain. Looking at concreting a hump on the outside to prevent the water, only needs to be a couple inches high. See photo , I have drilled in some reo bars and tied some across to help with strength. Any experience out there to help me . Thanks |

Can you post a picture looking from the garage out across the drive, and same from the top of the drive down to the garage, so you show the slope of it. I would have to say from all appearances, that drain width is either clogged with stone, or too small, if it is not taking on the water from an extreme downpour. A concrete hump is not going to do anything, since the rain when it falls, will still go into the garage. Also, the drive should be sitting lower that the garage slab, so that you do not have water going into it. __________________Ren: Now listen, Cadet. I've got a job for you. See this button? Ayuh,... That drainage grate should be a foot or 2 from the entrance, set into a swale.... I'd reposition that, before pourin' a concrete hump, which will break off, no matter how much rebar ya put in it... |

Is the water pooling up in front of the door and running into the garage? Or is it really landing on the pad and leaking under the door? |

Hi thanks for comments. Agree in hindsight the drain is too close... You can see from this photo that it is a steep driveway and if I'd have ramped away from the shed it would've made it even steeper (but maybe a good option compared to water). Mixed with the end bay being 65mm lower than than the rest of the shed (this was originally an open bay and the shed company said that would weatherproof the enclosed bays. Cheers |

That's a shame that the out bouilding was not set up higher and it would have been simple to do at the time. |

Yep, you are funneling all of the water coming down the hill into the shed. I would say, that you need to redo the drive, so that the water goes elsewhere, vs. being directed down to the bottom to pool. You could always sink a couple of storm sewer drains at the bottom, placing it just high enough that the rock does not wash into it, but it would allow storm water to drain. __________________Ren: Now listen, Cadet. The idea of a hump was to reduce this overflow water as it fully floods the shed, I can live with the small amount that lands on the pad. Maybe I could dig a couple of pits or run another drain along a foot or so up the driveway. Cheers |

WASHINGTON (AP) ? Michigan Gov. Rick Snyder plans to endorse Mitt Romney's presidential bid Thursday.
Snyder will announce at an event in Farmington Hills, Mich., that he's backing Romney, a Republican official told The Associated Press on Wednesday.
The former Massachusetts governor is fighting rival Rick Santorum to win the Feb. 28 Republican primary in Michigan, Romney's home state. Losing the contest would be a significant embarrassment for Romney, whose father, George, served as Michigan's governor before losing his presidential bid in 1968.
Snyder, who like Romney is a former venture capitalist, was elected in 2010 after campaigning as an outsider with business experience. He plans to argue that Romney has a conservative fiscal record and a bold plan to cut spending.
Snyder's backing caps Romney's significant establishment support in the state, where dozens of local officials have already signed on to back him. Romney spent his childhood in Michigan and won the GOP primary in 2008, and a decision from Snyder to back a rival or to stay out of the presidential contest would have been a blow.
Romney plans to address a Livonia Chamber of Commerce luncheon on Thursday, and Snyder is expected to appear with him. The Republican official was not authorized to speak publicly about the announcement and requested anonymity.
Campaigning in the state Wednesday, Romney wooed tea party voter with arguments against the federal bailout of the auto industry. He plans to campaign in Ohio as well as Michigan on Thursday.

CORVALLIS, Ore. Half of the young adult Latino men and women responding to a survey in rural Oregon acknowledge not using regular effective contraception despite expressing a desire to avoid pregnancy, according to a new Oregon State University study.
Researchers say the low rate of contraception among sexually active 18- to 25-year-olds needs to be addressed and not just among Latino populations. Research has shown many young adults from all backgrounds eschew contraception for many reasons including the mistaken belief that they or their partners cannot get pregnant.
"The National Campaign to Prevent Teen and Unplanned Pregnancy calls this 'magical thinking,'" said Jocelyn Warren, a public health postdoctoral fellow at OSU. "There is this tendency to believe that if you have unprotected sex once and nothing happens, somehow you are incapable of getting pregnant. It is a widespread issue and certainly not just applicable to our study of rural Latinos."
Widening the scope of earlier work on the contraceptive practices of rural Latinos, the researchers asked questions about cultural and relationship characteristics whose possible links to contraceptive use had not been previously explored within this population.
The OSU study of 450 sexually active Latino men and women found that more involvement in sexual decision-making was important in contraception use and increased the likelihood of using male condoms, rather than birth control pills or no method at all. While effective at preventing pregnancy, birth control pills don't prevent sexually transmitted diseases, the researchers point out.
"People who reported being active decision-makers in their relationship tended to use male condoms, which makes sense because using a condom means that both partners have to agree," said Warren, lead author on the study. "The importance of including men in delivering contraception services and family planning may strengthen effective use because women do not make these decisions alone."
Another important finding from the study, which was published in the December issue of Perspectives on Sexual and Reproductive Health, showed that the less acculturated participants were, the more likely they were to use an effective female method rather than no effective method
Marie Harvey, professor of public health at OSU and one of the study's co-authors, said this study adds to the growing body of research that points to the need for sexual health research and interventions to be couple-oriented.
"Isolating and targeting women only is not entirely effective," she said. "Programs and services aimed at preventing unintended pregnancy need to include men because we repeatedly find that women do not make decisions about contraception use on their own, and they do not always have the power in a relationship and this needs to be taken into account."
